Dubai's hospitality sector experienced a significant boom in February 2024, with hotels recording a record-breaking occupancy rate of 90.8%. This marks a 3.4% increase compared to February 2023, highlighting the city's growing appeal as a tourist destination.
The impressive figures were revealed in preliminary data released by CoStar, a leading provider of real estate information and analytics. The data also indicated positive growth in other key metrics, showcasing the overall strength of Dubai's hotel market. The average daily rate (ADR) – the average price paid per occupied room – witnessed a 9.3% rise, reaching AED 887.06 (approximately USD 241). This, coupled with the high occupancy rate, resulted in a substantial 13.1% increase in revenue per available room (RevPAR), a key profitability indicator in the hotel industry, which reached AED 805.21 (approximately USD 218).
Industry analysts attribute this surge in performance to a confluence of factors. Dubai strategically capitalized on a busy event calendar in February, playing host to several high-profile gatherings that attracted a significant influx of visitors. These included the Gulfood, a world-renowned food and hospitality exhibition, the FIFA Beach Soccer World Cup, the Dubai Duty Free Tennis Championships, and the Untold Dubai Festival. These events not only boosted hotel occupancy but also contributed to the rise in room rates as demand peaked during these periods.
Data from CoStar further revealed that Dubai's hotels witnessed their peak occupancy between February 20th and 22nd. During this three-day window, occupancy rates skyrocketed to an exceptional 96.2%, 96.8%, and 96.5% respectively. Notably, daily occupancy levels remained consistently above 80% throughout the entire month, signifying sustained visitor interest in Dubai throughout February.
